Flagship Property Holdings Continues Melbourne Residential Acquisition Spree, off the back of Commercial Project Success

Australian developer, Flagship Property Holdings has continued its focus on Melbourne’s residential property market as it announces the first of a number of new deals that will add to the developer’s immediate delivery pipeline.

The first project, confirmed today, will see Flagship join forces with Melbourne-based developer, Cranecorp Group, as the financial and development partner to its $35million high-end development at 1 – 3 Otter Street in Collingwood.

The deal will see Flagship work with its chosen financial institution to provide the finance and development services for the project, which is currently in-market and expected to commence construction in the coming months.

The announcement comes off the back of the developer’s successful completion of the new $150m Novotel Hotel in South Wharf, part of the $300m Melbourne Exhibition and Convention Centre (MCEC) expansion, completed last month, and its recent planning submission for a $50million mixed-use development at 195 Lennox Street, Richmond.  It is also currently in construction on its $110m Kodo Apartments development in Adelaide, and has secured development approval for its $60m second stage.

An established multi-sector developer in its own right with a project portfolio totaling close to $1b to date, Flagship Property Holdings Chief Executive Officer, Mark Jarman said the move to join Cranecorp was a departure from its traditional business model but flagged it was looking to explore “all opportunities” as it moved to diversify and expand its holdings in 2018.

“ The decision to join Cranecorp as the financial and development partner on its Otter Street project is an opportunistic one, driven by a like-minded approach to development and our desire to strategically expand our holdings in Melbourne’s residential market.

“ We are currently assessing a number of opportunities in Melbourne, however when the opportunity arose to partner with Cranecorp on its existing site, we saw a distinct advantage to execute in the market quickly with a project already in market, of a quality that is befitting of our approach to development.

“ We are of the firm belief that the Melbourne market remains strong and will continue to be into the future, especially in the inner-to-middle ring of up to 10 kilometres from the CBD.

“ Melbourne apartment buyers are discerning and savvy, and expect the highest quality, which is aligned with our development philosophy of developing ‘quality over quantity’ in carefully selected areas,” he said.

Flagship has confirmed that Otter St will immediately commence its tender for the construction works, with construction likely to commence in the coming months.

New Novotel Melbourne South Wharf is Open to Guests

The new Novotel Melbourne South Wharf has opened its doors to guests.

Upon arrival hotel guests enter the Ground Floor lobby off Convention Centre Place at a junction where the Carpark, Pedestrian Link (to Fishermans Bend), and Melbourne Exhibition Hall meet, and a central hub for the precinct.  Traversing through the Ground Floor Lobby, patrons are then elevated up to a naturally illuminated Sky Lobby Reception on Level 5 which acts as a focal point into the Hotel Tower, Restaurant and Bar, Gym, Business Lounge and Café.

Guest room and suite interiors have a natural and timeless base palette. The bespoke joinery throughout all of the rooms has been carefully considered and planned to create a home for everything. The rooms have generous built in luggage racks, study spaces with task lighting, mini bars with additional storage. All the components are detailed to aesthetically sit seamlessly together, with a soft palette of natural timber contrasted with stronger architectural black metal accents.

Each bathroom features a custom formed basin with the same architectural metal accents carrying through into the vanity and illuminated mirror design.  Walk-in showers feature a slate grey herringbone tile.  All hotel rooms encompass Novotel brand identifiers including the global Live N’ Dream bedding and Fair trade bathroom amenities.

There has been no hiding the rise of the 26-storey golden hotel tower in Melbourne’s South Wharf. Flagship’s new A$150 million Novotel Melbourne South Wharf is in its final stages of construction as part of the A$350 million expansion of the Melbourne Convention and Exhibition Centre (MCEC) and broader South Wharf precinct. As well as the new Novotel Melbourne South Wharf, the project includes a 20,000-square-metre expansion of the MCEC and a new 1,150-space, multi-level car park.

The hotel is on track to open in March 2018, Novotel Melbourne South Wharf has revealed a first look into its 347 guestrooms and suites which will set a new ‘gold standard’ in guest rooms and hotel interior design.

Designed by Woods Bagot, NH Architecture, and with interiors by Fender Katsalidis and Woods Bagot. The hotel is in the final stages of construction and will be one of the most impressive Novotel hotels in Australia.

Metallic details are described as the “Midas Touch”, creating moments of lux by providing a dramatic insertion into the hotel lobbies and dining spaces. Linished brass also highlights key service touch points, like bell desk, lift lobbies and hotel reception. A monochromatic backdrop provides shadow and light creating subtle drama in contrasting chroma, lighting balance and textures.

On arrival to the guest floors starting from level 7 to level 26, guests are provided with the latest generation proximity sensor door locks to access their rooms. Bespoke joinery is a highlight in every room and all have generously built wardrobes, luggage racks, study spaces with task lighting and mini bars with additional storage.

A soft colour palette of natural timber is contrasted with black accent walls, highlights the light and shade design principles which are present throughout the hotel.

Each bathroom features a custom resin formed basin with metal accents carrying through into the vanity and back-lit illuminated mirror design. Generous walk-in showers feature a slate grey herringbone tile. All hotel rooms will encompass Novotel brand identifiers including the global Live N’ Dream bedding and fair trade bathroom amenities.

Novotel Melbourne South Wharf complements the expansion of MCEC, providing guests with more high-quality accommodation options on the Yarra River’s Southbank.

Kodo Releases Adelaide’s Highest Loft Apartments

A selection of New York-inspired “sky loft” apartments have been released to the market within the $100 million Kodo development in the Adelaide CBD.

Believed to be the highest loft-style apartments in the city, the nine new sky lofts will be situated in the tower of the 30-storey development – the highest sky loft to be situated on level 27.

All of the double-storey sky lofts feature two bedrooms, two bathrooms and two balconies providing uninterrupted views to the Adelaide Hills. They also each include a separate laundry, powder room, extensive storage and modern kitchen with Miele appliances.

Leading Australian developer Flagship Property Holdings has been appointed by Plenary Group to develop a new hotel as part of the $300 million expansion of the Melbourne Convention and Exhibition Centre (MCEC) and South Wharf Precinct.

Flagship will combine with Plenary and builder Probuild to construct the 331-room, four-star hotel, which will rise 20 storeys above a six-level car park.

The hotel will form part of the broader expansion of MCEC where preliminary works formally commenced this week.

Construction on what will be Adelaide’s tallest residential apartment development is planned to commence mid-year and will create approximately 250 new jobs.

City makeover drives apartment boom

MASSIVE investment in public infrastructure and rising international student numbers are driving an apartment boom in the heart of a major Australian city.

There are about 1800 apartments under construction across 12 projects in the centre of Adelaide with a further 24 projects approved for construction representing another 2000 apartments.   The Adelaide central business district’s population is tipped to reach 30,000 by 2020, which is more than double what is was in 2001.

The $100 million 30-storey Kodo development will have 208 apartments and become the tallest residential building in the South Australian capital upon completion in 2018.

Adelaide Lord Mayor Martin Haese said the private residential market had responded “vigorously” to the public investment to bring the city alive in recent years. “We have some confidence that with those 36 residential projects that between 2018 and 2020 we will reach a city population of 30,000,” he said.

The State Government plans to boost the number of international students studying at South Australia’s universities by 20 per cent over the next three years. International education is the state’s top service export, contributing $972 million to the South Australian economy in 2013/14 up from about $850 million the previous year.

Haese said there were about 32,000 international students in South Australia, of which about 8000 lived in the city.  “You can buy an apartment anywhere in the city of Adelaide and your major mode of transport can be your feet. That compact nature is a wonderful strength of our city. We also have many opportunities for growth in good quality dwellings – we are not going to run out of space any time soon.”
